About the space

Architecturally adapted to the historical environment, characterized by tastefully renovated old buildings, a new 5-storey building ensemble is being built at Sophienstrasse 23.

It consists of a front building and a garden house with predominantly residential use, but also some attractive office/shop space.

The modern residential and commercial building is characterized by a very high quality equipment and 2 beautiful courtyard areas.

The “Scheunenviertel” is part of the historic city center of Berlin and is located in the triangle between Rosenthaler Strasse / Hackescher Markt, Oranienburger Strasse and Torstrasse. The Scheunenviertel is one of the most sought-after locations in Berlin due to the mostly preserved, partly very attractive historical building fabric of this quarter and the central location.

Sophienstrasse connects Rosenthaler Strasse/Hackescher Markt with Grosse Hamburger Strasse, which ends in Oranienburger Strasse. The area is an attraction for every visitor to Berlin, not least because of the numerous galleries in the immediate vicinity.

The transport connection is ideal - you can walk to the S-Bahn station Hackescher Markt (S 5, S 7, S 75) in about 4 minutes, as well as to the U-Bahn station Weinmeisterstraße (U 8). The S-Bahn station Oranienburger Straße (S1, S2, S25) can be reached in about 7 minutes.

The office space for first occupancy is on the ground floor/basement of the front building and extends into the garden house. Access is possible both from the street and by elevator directly into the area. The elevator goes to the basement. Both levels are also directly connected with an internal staircase.

The ground floor area is characterized by its pleasant height of up to 3 meters, and the large window areas both on the street and garden side are also worth mentioning. On the garden side, the windows are provided with an electrically operated external privacy/sun protection.
