Object description:

The office space is on the third floor in the front building of a completely renovated old building. The former living space has been converted into an office space and is ideally suited for smaller companies and young start-up companies. There are high ceilings, beautiful parquet floors and all rooms are supplied with sufficient natural light. Two rooms face the street, the third faces the inner courtyard. There are sufficient car parking spaces on the street in front of the building and in the vicinity of the building, as well as various bicycle parking spaces in the courtyard of the building.

The office space is located on the third floor in the front part of a rehabilitated building in “Altbau” Style. It is a former apartment that has been reconstructed into an office space, ideal for small companies and young startups. It has high ceilings and nice parquet flooring with a lot of light. Two of the rooms face the street, the third one faces towards the courtyard. There are plenty of parking spaces on the street in front of the building and close by, as well as several bike parking spots in the courtyard of the building.

Make:

The building is in a very central location in Kreuzberg (Ritterstrasse 2a). It is well connected to the public transport network. There is a bus stop that can be reached on foot within just 1 minute and the two underground stations (U Kottbusser Tor & U Moritzplatz) are also both only about 5 minutes away on foot. There are also many places to eat in the area (e.g. at Oranienplatz). Many young companies have settled in the area in recent years and it seems to offer the perfect start-up climate for many teams from different industries.

The building is placed in a very central location, in Kreuzberg (Ritterstraße 2a). It is well connected to the public transport with a bus stop only 1 min walking distance as well as the two U-Bahn stations (U Kottbusser Tor & U Moritzplatz) both only about 5 min walking distance. Additionally, there are plenty of food options around here (e.g. at the Oranienplatz). A lot of young businesses have settled in the area over the past years and it seems to be the perfect founders’ climate for many teams from different industries.

Furnishing

The entire office space should ideally be handed over furnished. This includes two rooms that are furnished as offices, each with six height-adjustable tables and office chairs, and the third room, which includes a large dining table and six chairs. There are also two telephone boxes that should ideally be taken over. The kitchen is also equipped in such a way that it can be put to good use in a corporate context.

A reasonable compensation payment is due for the furniture if it is taken over.

A reasonable clearance payment will be due for the furniture if it is taken over.

Miscellaneous

We will hand over the office to a new tenant, including a new contract with the landlord (probable minimum rental period of 2 years).
