About the space

The Johannishof (year of origin 1771) on Kapellenstraße in Cologne-Rondorf was renovated in 1985 as one of the first courtyards in Cologne and converted into condominiums, single-family and two-family houses. This pilot project was designed by architect Dr. Bruno Wasser and his employees successfully implemented.

In this beautiful courtyard we offer you a very charming practice area in a separate, self-contained apartment. The unit is very well maintained, fully furnished and offers you individual usage options.

The landlady works there as a naturopath (but very rarely and after individual consultation with the tenant).

For the most part, the apartment is free and available to the tenant alone. We see a physiotherapist, psychologist, coach trainer, speech therapist or similar as a suitable tenant.

Cologne-Rondorf can be described as a beautiful suburban location in the south of Cologne with good transport links to the motorway network and to Cologne city center. The nearby Cologne-South roundabout connects the A 555, the A 1 and the A 4.

The bus connections to Cologne Central Station and the Stadtbahn (line 16) in Cologne-Rodenkirchen are excellent due to the short timetable. All shops for covering daily needs as well as doctors, banks, post office and pharmacy are within easy walking distance.

Kindergartens, elementary school and recently the private school St. George’s School Cologne are also within walking distance.

In nearby Cologne-Rodenkirchen (at Maternusplatz, in the Sommershof and along the main street to the Rheingalerie) there are a variety of lively shopping opportunities, characterized by their exclusivity.

Sports offers such as golf, tennis, water sports, horseback riding, jogging and much more. is here for every taste. The Rodenkirchen Riviera with its small, often hidden sandy bays and shady meadows is a popular excursion and local recreation destination, as is the forest botanical garden and Friedenswald.

In Napoleonic times, the town of Rondorf became the center and gave its name to an area that included all the towns of the independent municipality of Rodenkirchen and all the southern suburbs of Cologne up to the Bischofsweg in front of the Severinstor. In 1888, the incorporation of the area up to the area of the military ring to Cologne resulted in a considerable reduction of the area of the mayor’s office in Rondorf. With the incorporation of Rodenkirchen in 1975, Rondorf became a district of Cologne. The towns of Hochkirchen, Höningen and Konraderhöhe as well as part of Giesdorf still belong to Rondorf.

The monastery of Sankt Severin with the tithe farm that no longer exists today and later the monastery of Sankt Anna zum Lämmchen with the Büchelhof, which was still a knight’s seat until modern times, had spiritual possessions in Rondorf. A medieval chapel stood in front of the Büchelhof until 1898, and when it was removed, the old village cemetery came to light.

Until the beginning of the 19th century, the Kapellenstraße with its large courtyards and the short curve of the Rondorfer Hauptstraße were the core area of Rondorf. In 1899/1900 the parish church of the Holy Three Kings was built on the outskirts of this old town center, which had expanded considerably to the north and south along Rondorfer Hauptstraße since the mid-19th century. In 1957, this received a disproportionately large front tower as a dominant feature in the village panorama.
